Spruce Commons Affordable Senior Housing Community Under Construction in Stoughton

Hebrew SeniorLife to develop 96 permanently affordable apartments for adults aged 62 and older.

Hebrew SeniorLife has begun construction of Spruce Commons, a new affordable community at 338 Canton Street in Stoughton. The project will bring 96 permanently affordable apartments for adults aged 62 and older. The community is expected to open in early 2028.

The development will provide affordable housing for older adults through Hebrew SeniorLife’s housing-with-services model and is planned to include amenities such as a fitness center, lounges, a wellness space, a multipurpose room, laundry facilities, an on-site mini-store, on-site parking, walking paths, and a community garden. The development will be designed to meet Passive House standards, a set of criteria for designing and constructing extremely energy-efficient buildings that provide superior comfort and healthy indoor air quality with minimal heating and cooling energy. 

Each one-bedroom, one-bath apartment will include features to support aging in place, modern kitchens, and walk-in closets; many will have nature views. Sensory and mobility-accessible units will be available. Utilities will be included in the rent.

“The need for senior housing is real,” said Deborah Morse, vice president of real estate at Hebrew SeniorLife. “Approximately 5,300 seniors are currently on the waitlist for affordable housing in Stoughton alone. Spruce Commons is designed to meet this urgent need.”

DiMella Shaffer is designing the complex, which Dellbrook is building. Funders include Eastern Bank, Bank of America, Massachusetts Housing Partnership, Massachusetts Housing Investment Corporation,  MassHousing, Executive Office of Housing and Livable Communities, Town of Stoughton, and Community Economic Development Assistance Corporation.

Residents will be selected through a lottery process in accordance with the Commonwealth’s Affirmative Fair Housing Marketing Plan guidelines. The process ensures fair and equitable access to all applicants who meet income and age qualifications.

Included in the affordable monthly rent, Spruce Commons will offer a range of supportive services designed to help older adults continue to thrive. These will include social and recreational programming, fitness and wellness activities, social work services, and facilities management.

Notably, residents will have access to a healthy aging team that will help them navigate the health care system, optimize their health and well-being, remain independent longer, and enjoy their best possible lives. Through our Right Care, Right Place, Right Time initiative, residents can meet with an on-site nurse and resident services coordinator to share their wishes, priorities, and goals, and together develop a personalized plan that addresses their needs.
